The Good Stuff: This project is unique in the large number of units that are targeted for extended and independent care housing, and the design that worked around several competing interests. The City of Fort Collins requires the majority of buildings to be oriented to public streets, and we had to design a public street road network that divided the site into smaller pedestrian oriented blocks. This prevented the usual type of campus approach for this kind of development.
Instead, it was decided to embrace the obstacles and design a community that is oriented to the street network, similar to what one would find in old-towns all over the country. In addition to the street focus, we were also able to provide more private open space park and courtyard settings to allow residents to get outside and enjoy the wonderful climate of northern Colorado, but be away from the noise of the streets. This project received overwhelming support from the planning and zoning commission.
